Who I Am
I'm Johann — a tradesperson in Victoria who specializes in getting homes ready to sell. I've been doing hands-on work for over 15 years, and for the last several I've focused specifically on pre-listing preparation.
Agents keep coming back because the work is clean, I show up when I say I will, and I don't disappear mid-job. That's it. No secret formula — just reliable work and honest communication.
I charge $107/hr for all job-related time including travel. For bigger jobs I'll give you a flat quote upfront so there are no surprises. I'll quote it before I start — always.
How I Work
Clean Work
I leave things better than I found them. No shortcuts, no mess left behind. Your listing photos will show it.
I Communicate
You'll know what's happening, when it'll be done, and if anything changes. No chasing me for updates.
Victoria Local
I know Greater Victoria neighbourhoods inside and out. Oak Bay character homes to Langford family properties — I've worked on them all.
Easy to Work With
I coordinate directly with agents and sellers. Photographers coming Tuesday? I'll be done Monday.
What I Do (and Don't Do)
Not a General Contractor
I don't do renovations or major construction. I handle the cosmetic updates, repairs, and refresh work that makes a home photograph well and pass buyer scrutiny.
Not a Stager
Staging makes rooms look good temporarily. I fix the things buyers will actually notice during inspections and walkthroughs — the stuff that costs you at the negotiation table if left undone.
Pre-Listing Specialist
This is what I do. Paint touch-ups, fixture swaps, drywall patches, hardware updates, caulking, minor carpentry — the targeted work that gets a home ready to list.
